Allow us to walk you through the stages of our sales process, so you know exactly what to expect when working with us:

  1. Enquire: It all starts with your inquiry. Whether you reach out to us through our website, give us a call, or visit our office in person, our team is here to listen to help you with all of your real estate needs.
  2. Appraise: We’ll meet with you to conduct a thorough appraisal of your property. Our experienced agents will assess your property’s value based on market trends, location, size, and other relevant factors to provide you with an accurate estimate in today’s market. This also includes a marketing strategy to showcase your property’s unique features to attract potential buyers.
  3. Nurture: After the initial appraisal, depending on your needs, we will keep in contact with you and work closely with you until you are ready to make your move, this could be immediately or days, months or years; we’ll be ready when you are. We can also help put you in touch with tradespeople if you are looking to do some renovations, upgrades, or tidy up a few things before you list your home for sale.
  4. List: This is where we sign your paperwork to allow us to represent you in the sale of your home. We also set your price guide, determine your expectations, arrange the marketing, book the photographer, order the marketing contract from your conveyancer/solicitor, start to prepare for our marketing campaign, and start talking with our qualified buyers in our database.
  5. Available to Market: With your approval, we’ll list your property on our website and other prominent real estate platforms and arrange your signboard to reach a broader audience of potential buyers. Our listings are professionally curated with high-quality photos, floorplan, and detailed descriptions, to showcase your property in the best possible light. Your property will be now be available for viewing by prospective buyers. Our team will coordinate and schedule private property inspections 1-on-1 with buyers or open homes where any prospective buyer is welcome to inspect, ensuring a smooth and hassle-free experience for both buyers and sellers.
  6. Offer received & submitted to owner: When offers start coming in, our skilled negotiators will work tirelessly to secure the best possible deal for you. Legally, we must present all offers we receive for your consideration.
  7. Negotiate: We’ll communicate offers promptly, provide expert advice, and negotiate terms on your behalf to achieve a mutually beneficial outcome.
  8. Offer accepted: Once an offer is accepted, we issue a ‘Sales Advice’ to both yours and the buyers solicitor/conveyancer, your solicitor/conveyancer issues the contract to the buyer’s solicitor/conveyancer. The buyer will now typically arranges and initial deposit, pest and building inspection, and liaises with their bank/mortgage broker to obtain finance approval and any other requirements specific to the property/situation to address any contingencies or conditions.
  9. Unconditional exchange: Once all parties are ready, both you and the buyer sign your respective contracts which will then be dated and exchanged by your solicitor. Congratulations, this is when we put up the SOLD sticker and mark it as SOLD online.
  10. Pre-settlement: This is the time where your bank in likely getting ready to discharge your mortgage (if you have one) and there are multiple parties working behind the scenes getting ready to change the ownership of your home. You will typically arrange utility connections and disconnections (electricity, gas, internet, pay TV etc.), insurance updates, start preparing to update your new address. The buyer will likely arrange a pre-settlement inspection the day before or the morning of settlement to ensure the property is in the same condition as when they agreed to purchase it, everything is in good working order, and the inclusions listed in the contract are still at the property.

    Finally, settlement occurs which is the day legal ownership is changed from you to the buyer. We’ll coordinate with legal representatives and other parties involved leading up to settlement to ensure a successful and timely settlement.
